Is It Time to Replace Your New Jersey Roof?
The roof on your New Jersey home is an important part of keeping you and your family safe and dry, but just like every other part of your home, it will wear down over time and need to be replaced. For the standard asphalt shingle roofing, the timeline for roof replacement is generally around 15 to 30 years, depending on how well it was installed, the quality of roofing materials used, and the roof’s exposure to harsh weather over time. If you think it might be time to replace your roofing, here are a few ways you can tell.
Check Your Roof’s Age
One of the easiest ways to find out about when your roof in New Jersey will need to be replaced is to look at the current age of your existing roof. If it’s more than 15 years old, you’ll want to keep a close eye on it and regularly have inspected by a professional so you don’t miss some of the important signs that the roof is getting too old to be effective.
The Granules are Coming Off
Asphalt roofing shingles have a layer of granules on the top that protect the material underneath from damaging UV rays. Over time these granules come off, and while it’s normal to have a few of them coming off every year, if you see an excessive volume of granules in gutters or on the sidewalks around your home, that’s usually a sign the shingles need to be replaced.
The Roof is Sagging
The structure of your roof consists of joists (wooden beams) and decking (plywood), and the shingles are installed onto the decking. If this structure getsdamaged by water, excessive humidity or moisture, or mold and mildew growth in the attic you will likely be able to see visible signs of a sagging roof. This is a serious indication that you need both new shingles and to repair the roof deck.
There Are Several (Large) Leaks
A small leak can often be fixed without the need to replace your entire New Jersey Roof, but if you notice that the roof is leaking in multiple areas, or you have a major leak in the roofing, it might be better to just get a new roof rather than trying to patch up all these areas.
